The northern corridor runs from the established streets of the City of Stirling, through the City of Joondalup, to the City of Wanneroo, where estates are still being built around Alkimos and Yanchep. The same roofing question can have different answers for an older brick home in Doubleview and a two-storey home finished a few years ago in Butler.
What ties much of the area together is the coast. Many suburbs sit on sandy, limestone country near the beaches, open to sea breezes and winter fronts, and that exposure often matters as much as the roof’s age.
What roofs are common here?#
A few roof types come up again and again:
| Roof type | Where it is often seen | What an inspection should look at |
|---|---|---|
| Concrete tile on a hipped roof | Many brick homes built from the 1970s onwards across Joondalup, Wanneroo and Stirling | Ridge and hip pointing, cracked or slipped tiles, faded surfaces, valleys |
| Pre-painted steel such as COLORBOND steel | Many newer homes in the outer north, two-storey rebuilds and steel re-roofs | Screws, flashings, sheet laps and any corrosion near the coast |
| Terracotta tile | Some older homes in Stirling’s established suburbs | Broken or slipped tiles, ridge bedding, matching replacement tiles |
| Asbestos cement sheeting | Possible on homes, patios and sheds built before about 1990 | Leave it undisturbed; only testing confirms asbestos |
On newer two-storey homes, lower roofs often meet upper walls in long junctions sealed by apron flashings, so a ceiling stain below one should prompt a check of the flashing.

Local conditions that affect roofs#
Salt air along the beaches
Suburbs along the coast, from Trigg and Sorrento through Mullaloo and Ocean Reef to Mindarie, Quinns Rocks and Yanchep, get salt-laden air off the ocean. Steel roofing, screws, flashings and gutters corrode faster close to breaking surf, and manufacturers grade their steel products by distance from the surf. Keep the paperwork naming your roofing product, because its warranty conditions matter when sheets or flashings are later replaced. Our coastal corrosion guide explains what to look for.
Wind and open sites
Coastal ridges, and estates where street trees are still young, have little shelter from winter cold fronts. Strong wind can drive rain under loose ridge caps and lift tiles or sheets that are poorly fixed near the roof edges. After a storm, look from the ground for displaced tiles, lifted flashings or debris, and see storm damage roof repairs for what to photograph.
Bushfire mapping on the urban fringe
Parts of the outer north border bushland, regional parks and national parks, and some properties there fall within the state’s mapped bushfire prone areas. The City of Joondalup notes that bushfire construction requirements apply only to new construction and are not imposed on existing structures. Ask the council whether a roof replacement counts as new building work before you sign a quote.
Permits and local rules#
Building permit questions go to the City of Joondalup, City of Wanneroo or City of Stirling. Repair work that will not affect structural soundness is generally exempt from a building permit in WA. Industry Bulletin 53 adds that replacing roof cladding with the same material and profile is unlikely to affect the structure, while changing the material or profile could, for example where lighter steel needs extra tie-downs against wind uplift. On exposed coastal blocks, raise the tie-down question early. Our guide to building permits for roof work covers the process.
Two further checks apply mostly to newer homes:
- Estate rules. Some estates have design guidelines or covenants on roof colour or material, so check your title documents before changing the roof covering.
- Original construction defects. If a problem may come from how the home was built, raise it with the builder in writing first. WA Government guidance says a building service complaint generally cannot be considered more than six years after the work was completed.
Common jobs and what to ask#
- Ridge and hip repointing on older concrete tile roofs. Ask which ridges need full rebedding and which only new pointing. See roof repointing.
- Storm repairs after winter fronts. Ask for photos of each damaged area and whether a temporary cover is included.
- Steel roof, screw and flashing repairs near the coast. Ask what grade of replacement sheets, screws and flashings will be used. See metal roof repairs.
- Is this damage from wear, a storm or the original construction?
- Which product suits my distance from the beach, and does it affect any manufacturer’s warranty?
- Does the proposed work need a building permit or extra tie-downs?
- How will access and fall protection be managed on a two-storey home?
Getting a quote in the northern suburbs#
Request a quote from anywhere in the northern suburbs, from Scarborough to Yanchep. In the quote form, it helps to mention:
- your suburb, postcode and roughly how far the house is from the beach;
- whether it is single or two storeys, and the roof material if you know it;
- the approximate age of the home and whether the builder’s documents are available;
- photos taken from the ground or a safe window.
Frequently asked questions
My home in a newer northern estate has a roof leak. Should I call a roofer or the builder?
If the home is fairly new and the leak may relate to the original construction, contact the builder in writing first. WA Government guidance says a building service complaint generally cannot be considered more than six years after the work was completed.
Do homes near the beach in Sorrento, Mindarie or Quinns Rocks need a different steel roof?
Possibly. Steel roofing manufacturers grade their products by distance from breaking surf, and local wind and sheltered, unwashed areas also matter. Ask the contractor or supplier which product and warranty suit your exact site before replacement sheets or flashings are ordered.
Why does a two-storey home in Joondalup or Wanneroo cost more to work on?
Height adds scaffolding or edge protection, extra time moving materials and stricter fall-protection planning. Ask for access and safety equipment as a separate line so quotes can be compared fairly.
How do I check whether my northern suburbs property is bushfire prone?
Search your address on the Map of Bush Fire Prone Areas through the DFES website. If the property is mapped, ask the council whether the roof work you are planning triggers any bushfire construction requirements.
