> Roof leak repair means tracing where water actually enters the roof, which is often well away from the ceiling stain, and fixing that source rather than the symptom. Common sources are flashings, valleys, ridge capping, cracked tiles, roof penetrations and overflowing gutters. A useful leak quote names the suspected source, the repair method and how the result will be checked.

A leak is a symptom. The water on your ceiling has usually travelled from somewhere else, so a quick patch directly above the stain often fails. The most valuable part of a leak repair is the diagnosis.

In Perth, most of the year's rain falls between May and September with winter cold fronts. Many leaks first show at the first heavy rain after summer, when sun has aged sealants and pointing and gutters are still full of leaves.

**Safety first.** Do not climb onto the roof to look for a leak or lay a tarp. Keep people out of any room with a sagging ceiling, and keep clear of wet light fittings and power points until an electrician has checked them. For storm damage you cannot make safe, call the SES on 132 500; for life-threatening emergencies, call Triple Zero (000).

## Is it urgent, and who should you call first?

| Situation | First step |
|---|---|
| Roof or ceiling has collapsed, or storm damage you cannot make safe | SES on 132 500; Triple Zero (000) if anyone is in danger |
| Water near electrical fittings, or the power is tripping | Keep clear; arrange a licensed electrician |
| Drip or spreading stain during rain | Catch the water, move belongings, record what you see, arrange a leak inspection |

The SES makes temporary emergency repairs only. For storm damage, take photos and contact your insurer, then see [storm damage roof repairs](https://perthroofquotes.com/storm-damage-roof-repairs-perth/). Our guide on [what to do when your roof leaks](https://perthroofquotes.com/guides/what-to-do-when-your-roof-leaks/) covers the first hour.

## Signs you may need a leak repair

- Brown rings or yellowish stains on a plaster ceiling or cornice that grow after rain.
- Bubbling ceiling paint, a soft patch in the plaster or drips from a light fitting.
- A musty smell in one room after rain, or mould spots on the ceiling.
- Water tracking down the inside of an external wall or around a window head.
- Damp on an internal wall below where a lower roof meets the house.
- Gutters spilling over at the eaves during rain, seen from the ground.

## What should you record when the roof leaks?

Good notes cut down the time a contractor spends guessing and help with any insurance claim. Record what you can from inside the house and from the ground.

*Image: Photographing a ceiling stain from the same spot each time makes it easier to see whether it is spreading.*

- The date, and when the drip started and stopped.
- How heavy the rain was and the wind direction. Bureau of Meteorology observations can fill gaps.
- Which room, and roughly how far the stain is from the nearest external wall.
- Whether it leaks in every rain or only in heavy, wind-driven storms.
- Whether dripping continues long after the rain stops, which can point to something other than the roof.
- Any recent work on the roof, such as solar panels, an aerial or air conditioning.

## Why doesn't the stain show where the leak is?

Water follows the easiest path downhill and along timber. On a tile roof it can get under a cracked tile or flashing, run down the sarking (the membrane some roofs have under the covering) or along a batten, then drop onto the ceiling several metres away. On a metal roof it can run along the underside of a sheet first. The stain forms where water collects: a low point in the ceiling, a cornice or a downlight hole.

So the stain shows where water lands, not where it gets in. A valley leak can show in the middle of the house. The [guide to finding the source of a roof leak](https://perthroofquotes.com/guides/finding-the-source-of-a-roof-leak/) explains how contractors work backwards from the stain.

## What are the most common sources of roof leaks?

Most leaks come from a short list of places where water is concentrated or where different materials meet.

| Source | What typically goes wrong | More detail |
|---|---|---|
| Flashings at walls, chimneys and skylights | Lifted or short flashings, cracked sealant, rusted metal | [Flashing repairs](https://perthroofquotes.com/roof-flashing-repairs-perth/) |
| Valleys | Rusted or holed valley irons, leaf dams, tiles cut short along the valley | [Valley repairs](https://perthroofquotes.com/roof-valley-repairs-perth/) |
| Ridge and hip capping | Cracked pointing or bedding, loose caps | [Repointing](https://perthroofquotes.com/roof-repointing-perth/) |
| Tiles | Cracked, broken or slipped tiles, often after someone has walked on the roof | [Tile roof repairs](https://perthroofquotes.com/tile-roof-repairs-perth/) |
| Roof penetrations | Perished collars on vent pipes and flues, gaps around aerial and solar brackets | [Flashing repairs](https://perthroofquotes.com/roof-flashing-repairs-perth/) |
| Metal roof fixings | Loose screws, perished sealing washers, lifted sheets | [Metal roof repairs](https://perthroofquotes.com/metal-roof-repairs-perth/) |
| Gutters and box gutters | Blocked or poorly fixed gutters overflowing back into the eaves; box gutters overflowing inside | [Gutter repairs](https://perthroofquotes.com/gutter-repairs-perth/) |

### When it is not a roof leak

Condensation is the usual impostor. Warm, moist air from showers, cooking or an exhaust fan venting into the roof space can condense on the cold underside of metal sheets or sarking on winter nights, then drip onto the ceiling. Clues include stains that appear on cold, dry mornings or near a bathroom or laundry. Plumbing can also be the cause: a hot water system in the roof space, an air-conditioning drain line or an evaporative cooler. A good inspection should rule these out before recommending roof work.

## What does a leak inspection involve?

A methodical leak inspection usually follows a sequence like this.

1. **History.** The contractor reviews when the leak appears, plus your notes and photos.
2. **Inside check.** Where safe access exists, the roof space is checked for water tracks on timber, wet insulation or daylight through gaps.
3. **Roof check.** Flashings, valleys, ridges, penetrations and gutters are checked, using appropriate fall protection.
4. **Water testing if needed.** Water may be run over one section at a time, starting low and working uphill, while someone watches inside.
5. **Findings in writing.** The likely source, photos and repair options.

## Temporary repairs versus permanent repairs

A temporary repair stops water until the proper fix can be done: a tarp, sealant over a cracked tile or tape over a split. These have their place in a run of winter rain, but they are not the finished job.

| Temporary measure | Permanent repair it may lead to |
|---|---|
| Tarp over a damaged section | Replacing broken tiles or damaged sheets |
| Sealant over a cracked tile | Replacing the tile with a matching one |
| Sealant along a lifted flashing | Refitting or replacing the flashing |
| Clearing a blocked valley | Replacing a rusted valley iron |

If a quote says "seal as required" without naming the defect, ask whether it is a temporary or permanent repair.

## What should a leak repair quote clarify?

Check that each quote answers the same questions:

- **The suspected source.** Where the contractor believes water is getting in, and whether that is confirmed or a best judgement.
- **The repair method.** Replacing a part, refitting it or sealing it, and the materials used.
- **What happens if the leak continues.** Whether a return visit is included and how further investigation is charged.
- **Other defects found.** Problems noted but not priced, so you can plan for them.

Consumer Protection WA advises getting written quotes rather than verbal ones, and a tradesperson must get your permission before doing extra work.

## What is usually included, and what is not?

| Usually included | Often extra or excluded | Worth asking about |
|---|---|---|
| Inspection and locating the likely source | Return visits for a second source | Whether follow-up visits are charged |
| Repairing the identified defect | Repairs to ceilings, cornices and paint | Whether photos are provided |
| Replacement of a small number of tiles or screws | Insulation or electrical repairs | What other defects were noticed |

## What affects the price of a roof leak repair?

Leak repairs are priced on the time and materials needed to find and fix the source:

- **How hard the source is to find.** A rusted valley is quick to spot; an intermittent, wind-driven leak may need water testing or a second visit.
- **The repair itself.** Resealing a pipe collar is a different job from replacing a valley iron or rebedding a ridge.
- **Access and height.** Two-storey homes, steep pitches and tight side setbacks need more time and safety equipment.
- **Roof material and parts.** Matching discontinued tiles or sourcing coloured flashings can add cost.

## Questions to ask the contractor

- Where do you think the water is getting in, and how did you confirm it?
- Is this repair temporary or permanent?
- If the leak continues after the repair, what happens next and what does it cost?
- Could the water be from condensation or plumbing rather than the roof?
- Will you provide photos of the defect and the finished repair?
- Is the price fixed, or charged by the hour while you search for the source?

## Frequently asked questions

### Why does my roof only leak in heavy rain or strong wind?
Wind-driven rain is pushed sideways and uphill under tiles, flashings and laps that stay dry in light rain, and heavy rain can overload a valley or gutter. Noting the wind direction when it leaks helps narrow down the source.

### Should I put a tarp on the roof myself?
No. Climbing onto a wet or damaged roof is dangerous. Catch the water inside, move belongings and arrange a roofer. If storm damage cannot be made safe, call the SES on 132 500, or Triple Zero (000) if lives are at risk.

### Can a ceiling stain appear without a roof leak?
Yes. Condensation in the roof space, a leaking hot water system or pipe, or an air-conditioning drain line can all stain a ceiling. Stains that appear on dry, cold mornings or near wet areas such as bathrooms are worth mentioning when you enquire.

### Does home insurance cover a leaking roof?
It depends on the policy and the cause. Sudden storm damage is treated differently from gradual wear in many policies, so check your policy wording, photograph the damage and contact your insurer before permanent repairs are done.
