> Gutter repairs fix leaking joints, rusted sections, sagging runs, blocked downpipes and damaged fascia so rain is carried away from the roof edge, eaves and walls. Repairs suit gutters that are mostly sound. Where rust is widespread, the fall along the run is wrong or the gutters keep overflowing, replacing the run with compatible materials is often the more reliable fix.

Gutters do a simple job: collect water from the roof and carry it to the downpipes. When they fail, the damage often shows up somewhere else. Water that spills over the back of a gutter runs into the eaves, down the inside of walls or into the ceiling near an outside wall, and it is easy to mistake for a roof leak.

Most Perth homes have eaves gutters fixed to a timber or metal fascia board along the roof edge, with downpipes draining to the stormwater system or soakwells. Some homes, particularly those with parapet walls or flat sections, also have box gutters built into the roof itself. These carry more risk and are covered separately below.

## Signs your gutters need attention

Most of these can be checked from the ground, ideally during or just after rain.

- Water dripping from joints, corners or the end caps (stop ends).
- Water pouring over the front or back of the gutter in moderate rain.
- Rust spots, holes or brown staining on the gutter or the fascia below.
- A gutter run that dips or sags between brackets, or water pooling in one spot.
- Plants, moss or silt visible in the gutter.
- Water spilling from the top of a downpipe, or pooling around its base.
- Peeling paint, soft timber or stains on the fascia or eaves lining.

If water is showing inside the house, also read [roof leak repairs](https://perthroofquotes.com/roof-leak-repair-perth/), because the gutter and the roof can both be involved.

## What can be repaired, and when is replacement better?

| Problem | Possible repair | When replacement is likely better |
|---|---|---|
| Leaking joint or stop end | Cleaning, resealing and refixing the joint | Many joints failing along an old run |
| Small rust spot | Cleaning and treating the area, or patching a short section | Rust through in several places, or rust spreading along the gutter floor |
| Sagging or poor fall | Refixing or adding brackets and resetting the fall to the outlet | Gutter bent or distorted along its length |
| Overflow at one spot | Clearing debris, checking the outlet and downpipe | Gutter or outlets too small for the roof area draining into them |
| Damaged fascia | Replacing a section of fascia board | Rot along most of the fascia |

Rust in a steel gutter usually starts where wet leaves and silt sit against the metal, so a gutter that has been full of debris for years can rust from the inside while looking fine from the ground. The guide to [rusty roofs and gutters](https://perthroofquotes.com/guides/rusty-roofs-and-gutters/) explains how far rust can be treated.

## Why do gutters overflow into the eaves and walls?

Overflow is not always a sign of a blocked gutter. Common causes include:

- **Blockages** of leaves, bark, silt and debris, especially under trees.
- **Poor fall**, where the gutter does not slope enough toward the outlet, so water sits and spills.
- **Too few outlets or downpipes** for the area of roof draining into that run.
- **Blocked downpipes or stormwater**, so water backs up into the gutter.
- **Gutter height.** Gutters are normally set so that any overflow spills outward, away from the house. A gutter fixed with its back edge too low can spill into the eaves instead.

Perth's heaviest rain arrives with winter fronts, so a gutter that copes with light showers can overflow badly in a winter downpour. Note where and when it overflows and mention it in your enquiry.

## Box gutters: why are they higher risk?

A box gutter is a channel built into the roof, often between two roof sections or behind a parapet wall. Unlike an eaves gutter, which spills outside if it overflows, a blocked or undersized box gutter can overflow into the roof space and the rooms below. They are hard to see from the ground and collect debris quietly.

Box gutters should be included in any gutter or roof inspection. Ask how the box gutter drains, whether it has an overflow outlet or rainhead to release water outside if the main outlet blocks, and how the junction with the roof is flashed.

## Downpipes and stormwater

Downpipes block with leaves, tennis balls and debris, and the blockage is often at a bend or at the bottom where the pipe enters the stormwater line. If a downpipe drains to a soakwell that is full of silt or roots, water can back up into the gutter in heavy rain. Ask whether the quote covers clearing downpipes only, or also checking the stormwater connection, which may need a plumber.

## Leaf guards and bushfire areas

Gutter guards, or leaf guards, are mesh or perforated covers that keep larger leaves out of the gutter. They can reduce blockages under trees, but they still need checking and cleaning, and fine debris can build up on top of or under them.

In bushfire prone areas, which include much of the Perth Hills, leaves in gutters are a fire risk because embers can ignite them. The WA Government's building guidance says non-combustible gutter and valley leaf guards can help prevent embers igniting leaf litter, and that gutters should be made of non-combustible material. If you live in a mapped bushfire prone area, ask whether a guard product is non-combustible. See [bushfire and your roof](https://perthroofquotes.com/guides/bushfire-and-your-roof/) and [roofing in the Perth Hills](https://perthroofquotes.com/service-area/perth-hills/).

## Are new gutters compatible with the roof?

Gutters, brackets, rivets and downpipes should be compatible with the roofing that drains into them. Lysaght's compatibility guidance lists copper and lead as not compatible with ZINCALUME steel or pre-painted steel such as COLORBOND steel, and warns against letting rainwater drain from incompatible materials onto coated steel. Copper hot water overflow pipes discharging into a steel gutter are a common example. Ask the contractor to confirm that every new component suits your roof material.

## What about fascia and barge boards?

The fascia carries the gutter, so it has to be sound before new gutters go on. Timber fascia that has been wet from a leaking gutter for years can rot, especially at joints and corners. Barge boards, the angled boards along the edge of a gable, can suffer the same way. A gutter quote should say whether the fascia was checked and whether any replacement is included.

## Clean gutters before winter

Clearing gutters and downpipes before the wet months is one of the simplest ways to prevent overflow and rust, and DFES lists it among the basic steps to prepare a home before storm season. Gutter cleaning is work at height, so consider having it done by someone equipped for it, and never walk on the roof to reach gutters. Our [roof maintenance checklist](https://perthroofquotes.com/guides/roof-maintenance-checklist/) covers what else to check each year.

## What should a gutter repair quote clarify?

- **Which runs** are being repaired or replaced, and their approximate length.
- **Profile and material** of any new gutter, and its colour.
- **Downpipes**: number, size and whether stormwater connections are checked.
- **Fascia**: condition and whether repairs are included.
- **Old material**: removal and disposal.
- **Leaf guards**, if quoted, including the product and its material.

## What is usually included, and what is not?

| Usually included | Often extra or excluded | Worth asking about |
|---|---|---|
| Removing and disposing of old gutters | Fascia replacement | Whether fascia was checked |
| New gutters, brackets and outlets | Stormwater and soakwell repairs | Who handles blocked stormwater |
| New downpipes where specified | Box gutter work | How box gutters overflow |
| Sealing joints and stop ends | Leaf guards | Guard material in bushfire areas |

## What affects the price of gutter repairs?

- **Length of gutter** and the number of corners, joints and downpipes.
- **Repair or replacement**, and the profile and material chosen.
- **Height and access.** Two-storey homes and sloping blocks need more equipment.
- **Fascia condition.** Rotten fascia adds work.
- **Box gutters**, which are more involved than eaves gutters.
- **Extras** such as leaf guards or stormwater work.

Gutter work is often quoted alongside roof repairs; [roof repair costs in Perth](https://perthroofquotes.com/roof-repair-cost-perth/) explains how those quotes are usually laid out.

## Questions to ask the contractor

- Why are my gutters overflowing, and how will the new work prevent it?
- Is the fall to each outlet being checked and reset?
- Are there enough outlets and downpipes for the roof area?
- Is the fascia sound, and is any repair included?
- Are the new gutters and fixings compatible with my roof?
- How will box gutters, if I have them, be protected from overflowing inside?

## Frequently asked questions

### When is the best time to clean gutters in Perth?
Before the wet months, usually in autumn, so gutters are clear when winter rain arrives. Homes under trees, or in bushfire prone areas, often need gutters cleared more often.

### Why do my gutters overflow even after they have been cleaned?
The gutter may not have enough fall toward the outlet, the outlets or downpipes may be too few or too small, or a downpipe or stormwater line may be blocked further down. A contractor can check each of these.

### Can one section of gutter be replaced without replacing the rest?
Often, yes, if the rest of the run is sound and a matching profile is available. A new section joined to an old, rusting run may need more work again soon, so ask about the condition of the remainder.

### Are gutter guards worth installing?
They can reduce leaf build-up under trees, but they do not remove the need for cleaning. In bushfire prone areas, choose a non-combustible product and keep the guards themselves clear.

### Does rotten fascia need fixing before new gutters go on?
Yes. The fascia holds the gutter brackets, so rotten or loose fascia should be repaired or replaced first, or the new gutter may sag or pull away.
